Estimate for a residential purchase in England or Northern Ireland using rates reviewed 8 August 2026. Special transactions, companies, trusts, shared ownership, multiple dwellings, lease rent, reliefs and refunds can follow different rules.

Rates used

For a single residential property, the standard bands are 0% up to £125,000, 2% from £125,001 to £250,000, 5% from £250,001 to £925,000, 10% from £925,001 to £1.5 million, and 12% above £1.5 million.

Eligible first-time buyers pay 0% up to £300,000 and 5% from £300,001 to £500,000. If the price exceeds £500,000, standard rates apply. An additional property usually adds 5 percentage points to each band. A buyer who is non-UK resident for SDLT usually pays a further 2 percentage points.

This tool does not determine eligibility or cover every exemption, relief, refund, company or trust purchase, linked transaction, multiple dwellings, mixed-use property, six-or-more-property transaction, shared ownership election, or lease rent calculation. Wales uses Land Transaction Tax and Scotland uses Land and Buildings Transaction Tax.

How the estimate is calculated

SDLT is marginal: each rate applies only to the part of the purchase price inside its band. Applicable surcharges are added to the band rate. The calculator rounds the price and each band result to whole pounds.
